New buildings in the Town Center will require additional infrastructure, including stormwater management, water and sewer services, and other utilities. Infrastructure improvements will be evaluated and required during permit review stage, so they will occur along with development of the Town Center.

The Town Center Plan updates under consideration includes investments in new local street grids, intersection improvements, expanded sidewalks, safer bike lanes, and multimodal options to mitigate higher traffic volumes in, through and around Town Center.  Increases in housing density enhance the viability of transit long-term.

The proposed updates and new incentives and requirements are designed to prioritize apartments, condominiums, and affordable middle housing options over market-rate townhomes to improve the variety of housing options in Town Center. Sammamish has a surplus of large single-family residences that serve a specific phase of life. This effort is focused on increasing production of housing types that can serve a younger population, an older population, and those who might want or need something different than a large single-family home.

The Town Center Plan aims to create a vibrant urban gathering place by integrating commercial, recreational, cultural, and personal services. It emphasizes the preservation of scenic views, the enhancement of the city's distinctive character, and sustainability.

The Town Center is within the Lake Washington School District. The School District forecasts a decline of 15% in the Eastlake High School enrollment area between 2028 and 2035.

Sammamish has robust environmental protections that apply to development including critical/sensitive areas regulations, stormwater regulations, and site development and building regulations.
