Building 120
The City of Sammamish owns the facility located at 120 228th Ave NE, previously leased to Central Washington University (CWU) for higher education programming. CWU elected not to renew its lease and vacated the facility in June 2025.
What’s Happening Now
Starting July 1, 2025, the City resumed full control of the building. In the short term, the City plans to continue several existing subleases to minimize disruption for current users. These include:
- YMCA programming of the gym
- Tutoring services
- Microsoft parking lot lease for their commuter program
No new uses will be added during this short-term period. The building is not available for rentals.
What’s Ahead
The City is evaluating the future of Building 120 and its surrounding site. This work will help determine whether the existing building can be reused for community purposes or whether the site is better suited for other options. At the end of each phase, the City Council will review progress and decide whether to move the project forward to the next step. City Council approved a contract for this effort on January 20, 2026.
Phase 1: Building & Site Assessment
Engineers and architects will complete a full review of the building’s safety, structure, accessibility, systems, and site conditions. They will also estimate repair and upgrade costs and conduct a market analysis to understand community needs. The City Council will review these findings before deciding whether to move to Phase 2.
Phase 2: Community Engagement
If Phase 1 supports moving forward, the City will gather community input through public meetings, surveys, and stakeholder discussions. Engagement will focus on realistic, site-appropriate options—either for reusing the building or planning for the site if reuse isn’t feasible. Council will then determine whether to proceed to Phase 3.
Phase 3: Feasibility & Recommendations
The final phase brings together all technical findings and community input into a feasibility plan. This includes conceptual designs, cost and funding considerations, and operational needs. The results will be shared with the public and City Council, who will determine next steps for the property.
