Unit Lot Subdivisions
A unit lot subdivision creates new lots much like a typical subdivision, except a unit lot subdivision allows flexible application of zoning dimensional standards to support the construction of Middle Housing. Such a subdivision would have "child lots" within a larger "parent lot".
The development as a whole on the “parent lot” conforms to zoning standards, while individual “child lots” are not required to. These child lots are individual, sellable, legal lots of record with their own tax or parcel identification number.
Unit lot subdivisions may create more affordable housing options by allowing for higher density development on a single lot of moderately sized homes.
Any unit lot subdivision is still required to provide affordable housing in accordance with SMC 21.10.
PROCESS
Unit lot subdivisions follow the same application, review, and approval procedures for a short subdivision or subdivision, depending on the number of proposed child lots. Steps include:
- Project Guidance
- Pre-Development Consultation services request (optional)
- Pre-Application Conference
- Traffic Concurrency submittal and review
- Neighborhood Meeting
- Preliminary Subdivision (plat) or Preliminary Short Subdivision (short plat) submittal and review
- Site Development Permit submittal and review
- Final Subdivision/Short Subdivision submittal and review
