About Building 120

The City of Sammamish owns the facility commonly called Building 120, located at 120 228th Ave NE, Sammamish, WA 98074. It is in an urbanized area of the City and sits on 228th Ave NE which is a principal arterial and a transit thoroughfare. The site is developed with an approximately 30,800 square foot building (built in 2008) and associated parking. 

The site was previously leased to Central Washington University (CWU) who elected not to renew its lease and vacated the facility in June 2025. The City resumed full control of the property on July 1, 2025 and extended existing subleases to minimize disruption for current users. Most were not renewed for an additional term and expired July 1, 2026 except for the YMCA and Microsoft's parking lot lease. 

Staff are currently working on gathering the requested information that will inform Council direction on next steps — including lease, sale, or continuing Phase 2 of the feasibility and community planning project. This information will be shared on September 15, 2026.

Building 120 - Site Specific Land Use Map Amendment (SSLUMA) POL2025-00572

In 2025, the City proposed changing the future land use designation of the 21.5-acre City-owned property from Neighborhood Residential to Mixed-Use Center, which would allow for the property to then subsequently be rezoned through the zone reclassification process. Changing the future land use map designation will allow for a broader range of land uses on this property, which is located in a central area of the City. 

The City of Sammamish Planning Commission and the City Council voted to proceed with the SSLUMA by adding it to the 2026 docket. At the Planning Commission meeting on September 15, 2026, the Commission will consider approving the application to change the Future Land Use Map designation for the parcel from Neighborhood Residential, to Mixed-Use Center.

The SEPA Comment Period will open on September 18, 2026 and close October 2, 2026 at 5:00pm.
